Small Works Contracts Manager (Fabric/Building Maintenance)

£35,000 - £40,000 plus car, Benefits

The Company

Our client are a leading Facilities Maintenance company with an impressive history in the UK. Due to winning a number of maintenance contracts they now seek a Small Works Contract Manager to be based in Sheffield.

You will be responsible for the following:


  • Managing small works projects consisting of fabric/building works such as joinery, carpentry, plumbing, roofing, tiling, painting and decorating.
  • Client service review meetings over multi clients
  • Producing reports for client service reviews with assistance from internal teams.
  • Providing Quotations
  • Working closely with internal teams within the business such as sales, marketing, service, accounts and admin.
  • Managing the contract cycle for renewals, ensuring a great relationship is maintained throughout to enable maximum contract renewals.
  • Auditing and reviewing service to ensure the engineers are working with H&S guidelines
  • Liaising with sub-contractors and internal teams to ensure works and projects are being run on time, to budget and quality standards.
  • Assist the Operations Manager in selecting and managing approved contractors
  • Manage P&L for designated contracts
  • Deputise for the Operations Manager when on holiday, leave or during business periods or as the business requires.
  • Key Account Management and brand ambassador, representing the company in the best light at all times.
  • Support the sales and operations teams at exhibitions, client roadshows and training.

  • Skills and experience


  • Previous experience managing client relationships in facilities management or fabric/building maintenance, specifically roofing, carpentry, plumbing, painting and decorating.
  • Knowledge of building management statutory compliance and legislation
  • Experience of managing relationships and coaching others on performance.
  • Working with facilities managers, building managers and estates managers.
  • Great negotiating skills, self-motivated and disciplined.
  • Good IT skills, able to use Microsoft packages and CRM's.

  • Qualification in Carpentry, plumbing or general construction
  • Commercial property maintenance/small works experience
